What’s the Difference Between Condo and Home Maintenance Fees?


Today I’m addressing a common objection I hear from home/condo buyers.

One of the things that I often discuss with my clients is the difference between buying a home with no maintenance fees or a condo with maintenance fees.

It’s really a misconception that homes have no maintenance fees. They do, they’re just called by a different name. When you write a check to the landscaper, the roofer, or the pool man, those are all maintenance costs to owning your home.

Neither is a better choice rather than the other.

On the other hand, those costs are all included in the monthly maintenance fees for condos. Truly, at the end of the day, deciding to buy a home instead of a condo because there are no maintenance fees is probably not a logical path. The home maintenance expenses are just camouflaged in a different way and require you to write seven or eight checks in a month than just one.

Neither is a better choice than the other. It’s a decision you should make on your own, and I’d be happy to help you weigh the pros and cons of each to find out which situation fits you better.
