I have often been asked: “What is included in the HOA fees?” These are also called maintenance fees, management fees, or strata fees if you’re from Canada.
Typically, it is the cost of maintaining the property. Landscaping, building maintenance, painting the exteriors, roofs, onsite manager if there is one, and pool maintenance. Many of the associations cover cable and internet. We’re seeing that more common now. They tend to make a better deal for you.
Also, what may be included in the maintenance fees is the homeowner’s insurance. Which may cover natural disasters such as a hurricane for those that live in an area that could be prone to them.
Those fees cover the rebuild of the property in case of a total loss. Depending on the insurance plan it can also cover the upgrades and sometimes they don’t.
If you buy a condo, it is important that you check with the management if they cover any upgrades.
If you need to add additional insurance for the upgrades, you can also talk to your homeowner or condominium association as well. You may also want to keep in mind that the HOA fees don’t cover any liability or personal belongings. That would be an additional clause you might want to add if you think it is important.
With your management fees, sometimes water and electricity are included.
